Welcome to Yard Patraix Suites by Concept Flats!
Our suites are designed to offer you a functional and cozy stay, with all the amenities to make you feel at home from the first moment. Discover the perfect balance between the comfort of a hotel and the flexibility of an apartment. Thanks to its location, just 15 minutes walk from the Center, you will have everything you need so you only have to bring your toothbrush, all with the commitment to quality and excellence of Concept Flats.
THE SPACE
Our suites are 28 m2 in size, have a private bathroom with a large shower, a fully equipped kitchen and a beautiful Mediterranean-style terrace.
Each of our suites has its own 1GB fiber optic WIFI, perfect for easily combining work with leisure while enjoying everything the city of Valencia has to offer.
Our suites are equipped with Smart TV.
The kitchen has everything you need for your stay: fridge/freezer, Nespresso capsule coffee machine, microwave, toaster, kettle, kitchen utensils, crockery, etc. The apartment also has sheets, towels, hair dryer and amenities (gel and shampoo).
Each of our reservations is given a welcome pack with two samples of olive oil, salt, sugar and two coffee capsules.
THE NEIGHBORHOOD
The accommodation is located in the famous Patraix neighborhood, near the Parque del Oeste, next to the Ruzafa neighborhood and very close to the center of Valencia. In Patraix you can immerse yourself in the authentic essence of the city, with numerous bars, restaurants and terraces. Just a few minutes walk away, you will find supermarkets, local shops and all the services necessary for your stay. The area is known for its welcoming and relaxed atmosphere, with a mix of locals and travelers who create a vibrant and multicultural environment, ideal for enjoying Valencia like a true local.
Some shops of interest:
• Supermarket: Consum, 200 meters away on Calle Cuenca. Charter on the same street and open every day including Sundays and holidays.
• Pharmacy: Farmacia Rios, right in front.
• Recommended restaurants: Mercado de La Imprenta (gastronomic space with options for all tastes as it has several stalls with different types of food and prices, you have it 10' walking), Veu Veu (€€) and Entrepa (€)
• Wine bar: “Enópata”, 450 meters away.
HOW TO GET AROUND THE AREA
Getting around the apartment and its surroundings is really easy. The area is very well connected by public transport. A few minutes walk away, you will find several bus stops that will take you to different parts of the city. The nearest metro station is also just a short walk away, connecting you directly to Valencia city centre and other key areas. If you prefer to get around by bike, Valencia has an excellent rental system that will allow you to explore the city at your own pace. Plus, the city centre is just a 15-minute walk away, perfect for a stroll along charming streets and some of Valencia's main attractions. And, if you're someone who enjoys walking, the Turia Gardens are a pleasant walk away, while 500 metres from the apartment you have the Parque del Oeste, perfect for a morning run or a relaxing afternoon stroll.
• Metro/tram: “Jesús” station (lines 1 and 2) is 600 metres away, and “Av. del Cid” station is a 10' walk away, which will take you directly to Valencia Airport.
• Buses: 9 and 11 (to go to the historic center if you don't want to walk and to the Turia Riverbed), 10 (to go to the Benimaclet neighborhood).
• Transfer: we know that this is not the most sustainable option to get around but we also understand that in certain cases, it is necessary. If you need it, we have this service; you just have to request it

Parties are not allowed.
Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am.
Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation.
Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time.
Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival.
Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival.
Smoking is NOT ALLOWED inside the property.
Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment!
Upon your departure, please return all the sets of keys delivered to us.
Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros.
If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them.
Please take care of the house as if it were yours.
