THE SPACE
We have high-speed fiber-optic WIFI where you can easily combine work with leisure, enjoying everything that the city of Valencia has to offer. The apartment also has a Smart TV if you want to relax at the end of your day. In our equipped kitchen you will have everything you need to prepare from a quick breakfast to a gourmet dinner: fridge, coffee maker, microwave, toaster, kettle, kitchen utensils, dishes, etc. The apartment also has sheets, towels, hair dryer and amenities.
THE NEIGHBORHOOD
The apartment is located in a lively neighborhood where you can immerse yourself in the authentic essence of the city, with numerous bars, restaurants and terraces, where you can enjoy delicious tapas, paellas and local dishes. Just a few minutes' walk away, you'll find supermarkets, local shops and all the necessary services for your stay. The area is known for its welcoming and relaxed atmosphere, with a mix of locals and travelers who create a vibrant and multicultural environment, ideal for enjoying Valencia like a true Valencian.

HOW TO GET AROUND THE AREA
Getting around the apartment and its surroundings is really quite simple. The area is very well connected by public transport. A few minutes' walk away, you'll find several bus stops that will take you to different parts of the city. The nearest metro station is also just a few steps away and connects you to key areas of Valencia. If you prefer to travel by bike, Valencia has an excellent rental system that allows you to explore the city at your own pace. In addition, the city center is only a 20-minute walk away, ideal for a walk where you will discover charming streets and some of the main attractions of Valencia. And, if you are someone who enjoys walking, the Jardines del Turia, known as the Valencian green lung, is perfect for a morning run or a relaxing stroll in the afternoon. You'll also be a 10' walk from the Jardines de Viveros, which has the oldest gardens in the city as well as different types of vegetation and sculptures.
• Metro/tram: Orriols station (line 6) which is 200 meters away
• Buses: 6, 16 and 26 (to go to Carmen if you don't want to walk and to the Turia Riverbed), the 11th to go to the Town Hall Square, C3, 11 and 95 (to go to the City of Arts and Sciences) and the tram to the beach.
• Transfer: we know that this is not the most sustainable option for moving but we also understand that in certain cases, it is necessary. If you need it, we have this service; you just have to request it.

Parties are not allowed.
Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am.
Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation.
Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time.
Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival.
Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival.
Smoking is NOT ALLOWED inside the property.
Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment!
Upon your departure, please return all the sets of keys delivered to us.
Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros.
If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them.
Please take care of the house as if it were yours.
