La Floresta by Concept Flats is a modern aparthotel comprising six apartments located in the Aiora neighbourhood, a well-connected area between Valencia city centre and the seafront.
Its location allows easy access to the City of Arts and Sciences, Valencia Marina, the beaches and the historic centre. It is an ideal option for couples, families, groups of friends or business travellers seeking independence and comfort during their stay.
THE SPACE
The establishment has six independent apartments, all located on the ground floor of the building. Its convenient access and functional layout allow you to enjoy a practical and pleasant stay in Valencia.
Each apartment offers an equipped kitchen and bathroom, a double bed and a double sofa bed.
Apartment 1 also has a small terrace where you can enjoy the outdoors.
THE NEIGHBOURHOOD
La Floresta by Concept Flats is located in Aiora, within the Camins al Grau district. It is a residential neighbourhood with a local atmosphere and a wide variety of supermarkets, cafés, restaurants, pharmacies and shops in the surrounding area.
Puerto Avenue is just a few steps away and directly connects Valencia city centre with the seafront area. The City of Arts and Sciences is approximately 1.2 kilometres away, whilst the Palau de les Arts and Mestalla stadium are also within a short distance.
Its location is especially convenient for those wishing to combine cultural visits, beach, gastronomy and city walks.
GETTING AROUND THE AREA
The accommodation is well connected by metro and bus. The Amistat-Casa de Salud and Ayora stations allow you to travel easily to the city centre, the airport and the port area.
On nearby streets there are stops for bus lines 4, 30, 40 and 92, which connect to the historic centre, universities, the City of Arts and Sciences and maritime neighbourhoods.
It is also possible to reach many points of interest conveniently by bicycle. Valencia is a flat city and has an extensive network of cycle lanes. For more direct journeys, you can use a taxi or VTC.
HOW TO GET HERE
From Valencia Airport
Metrovalencia line 5 connects the airport directly to this area of the city. You can get off at the Amistat-Casa de Salud or Ayora station and continue walking to the accommodation. You can also arrive by taxi or VTC; the journey usually takes between 20 and 30 minutes, depending on traffic.
From Valencia Joaquín Sorolla station
The most convenient way is to take a taxi or VTC directly to La Floresta by Concept Flats. The journey usually takes approximately 15 minutes, depending on traffic. You can also travel to Xàtiva metro station and take line 5 towards Marítim.
From Estación del Norte
Xàtiva metro station is located next to Estación del Norte. From there you can take line 5 and get off at Amistat-Casa de Salud or Ayora. Another option is to use a taxi or VTC.
By car
The accommodation is located near Avenida del Puerto, one of Valencia's main connecting roads. In the surrounding area there are parking spaces on public roads, both free and regulated. We recommend always checking the colour of the lines and signage before parking.

Parties are not allowed.
Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am.
Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation.
Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time.
Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival.
Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival.
Smoking is NOT ALLOWED inside the property.
Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment!
Upon your departure, please return all the sets of keys delivered to us.
Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros.
If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them.
Please take care of the house as if it were yours.

THE SPACE
We have high-speed fiber optic WIFI where you can easily combine work with leisure, enjoying everything that the city of Valencia has to offer. The apartment also has a Smart TV in case you want to relax at the end of your day. In our equipped kitchen you will have everything you need to prepare from a quick breakfast to a gourmet dinner: refrigerator, coffee maker, microwave, toaster, kettle, kitchen utensils, dishes, etc. The apartment also has sheets, towels, hair dryer and amenities.
DESCRIPTION OF THE NEIGHBORHOOD
Patraix is a neighborhood with a lot of history and a vibrant contemporary culture. You will find a large number of bars, restaurants and cafes where you can enjoy all kinds of delicacies, from traditional tapas to more innovative dishes. The neighborhood has numerous services, such as supermarkets, shops and gyms, all within walking distance of your apartment. And, of course, we can't forget the Parque Central, a beautiful green space ideal for relaxing walks, having a picnic or simply disconnecting from the hustle and bustle of the city.
Some shops of interest:
• Supermarket: Mercadona 200 meters away and Consum 450 meters away
• Pharmacy: Farmacia Climent, less than 200 meters away
• Recommended restaurants: Veu Veu (€€€) and La Casa del Tapeo (€). We also recommend the Mercado de la Imprenta, a gastronomic space with more than 20 food stalls. There are a variety of styles and prices, and the space is located in the premises of an old printing press from 1908.
GETTING AROUND
Getting around Valencia from Patraix is super easy thanks to its proximity to the centre and excellent public transport connections. You'll be just a 15-minute walk from the Historic Centre, allowing you to take a stroll while enjoying the city's architectural heritage. The Jesús metro station is just a few minutes' walk away, providing quick access to different points of the city. If you prefer to get around by bike, the city offers a great bike rental service and many safe cycling routes. And if you arrive by car, the apartment has good access to the main roads of the city and parking options nearby.

• Buses: 12, 28, 62, among others. Line 31 will take you directly to the beach.
• Transfer: we know that this is not the most sustainable option to get around but we also understand that in certain cases, it is necessary. If you need it, we have this service; you just have to request it.
