Its location is perfect: in a quiet area but just minutes from Ruzafa, known for its gastronomic offer, traditional markets, art galleries and cosmopolitan atmosphere. In addition, it has excellent connections with the historic centre and the main attractions of Valencia.
The Neighbourhood
The apartment is located on the ground floor with entrance from the building's hallway, in a quiet area next to the vibrant Ruzafa neighbourhood. You will enjoy the creative and gastronomic energy of the area, with a wide variety of restaurants, charming cafés, art galleries and small local shops just a few minutes' walk away.
At the same time, the location offers a more residential and relaxed atmosphere, ideal for resting without giving up having everything nearby. The city centre and Joaquín Sorolla station are very well connected, which makes it easy to move around both on foot and by public transport.

Moving around the area
🚶♂️ On foot
The area is very accessible on foot: many points of interest, shops, bars and public transport are just a few minutes' walk away, as Valencia is a compact and easy city to explore on foot.
🚌 Urban buses
Just around Calle Vicente Lleó there are several bus stops very close by (about 4-7 min walking). From these, you can take lines such as 7, 6, 14 and 35, which connect to the centre, markets, cultural areas and other parts of the city.
🚇 Metrovalencia
About 7-8 min walking are the Alacant and Bailén metro stations, with lines that quickly take you to other areas of the city, to the beach or towards the airport without needing to change transport.
🚆 Train / Commuter rail
Valencia Nord station is also about 9 min on foot. Here you can take commuter trains to move around the city or reach nearby destinations outside Valencia.

Parties are not allowed.
Respect the neighbours. Keep the volume at a tolerable level, both inside the house and in common areas. Rest hours are between 11pm and 9am.
Any undue noise level or intolerable behaviour towards any of our neighbours will be penalised and guests will be asked to leave the property without refund of the amount paid for the reservation or any financial compensation.
Check-in is at 4pm but we will try to adapt to you. Please let us know your arrival time so we can organise ourselves and have the apartment ready. Normally the check-out time is before 11am, unless you agree with me on another time.
Check-ins between 9pm and midnight have a 20 euro surcharge, to be paid in cash upon arrival.
Check-in from midnight to 9 am will incur a 40 euro surcharge, to be paid in cash upon arrival.
Smoking is NOT ALLOWED inside the property.
Please do not forget to turn off the air conditioning / heating when you leave the house. Let's respect the environment!
Upon your departure, please return all the sets of keys delivered to us.
Any loss of a set of keys will incur a cost of 50 euros. Likewise, if you have to go to the house because some keys have been left inside, there will be an additional charge of 20 euros.
If after checking out, any personal items are left in the apartment, we will keep them for 48 hours and the guests will be responsible for shipping them. After 48 hours, the company will proceed to remove them.
Please take care of the house as if it were yours.
